Client experience across standardsWhat it is
What is the WELL Building Standard?
The WELL Building Standard is a rating system for the design, construction and operation of buildings and interior spaces, focused on the health and wellbeing of the people who occupy them. It is owned and administered by the International WELL Building Institute (IWBI), which runs WELL Certification and publishes the standard on its own site.
WELL looks past the building fabric to the conditions people experience every day, and to the policies an owner or tenant keeps in place to protect them. That is why it matters to operations teams as much as to designers: a large share of the evidence comes from how the space is run, not only from how it was built.
Current version. WELL v2 is the version IWBI presents for WELL Certification. IWBI publishes the current requirements, the certification process and its pricing on wellcertified.com; check the version that applies when you register.
Who it is for
Who asks for WELL Certification?
Requests for WELL usually come from four directions:
- Owners and developers. They want a recognised signal that a building supports health, to attract tenants and hold value.
- Corporate occupiers. Employers use WELL to show staff that the workplace was chosen and run with their wellbeing in mind.
- Investors and ESG reporting. Health and wellbeing ratings feed the social side of sustainability disclosures.
- Portfolio managers. Groups with many sites want one consistent approach across locations.
The rating answers a buyer's question only if the scope, spaces and ownership model are agreed first.
Requirements
What does WELL require in practice?
IWBI publishes the WELL v2 requirements, their structure and scoring on its own site. That structure is not reproduced here; the list below is what Sterling's work covers.
- Scope: the spaces, the ownership model and the outcome the project is aiming for
- Gap review: the building and its operation reviewed against the WELL requirements that apply to it
- Policies and procedures: the operational commitments an owner or tenant must keep, written so they are used
- Evidence file: drawings, specifications, test reports and operating records organised for IWBI's review
- Keeping it current: records maintained after the award, so the building keeps meeting what it claimed
What does useful WELL evidence look like?
Signed policies with owners and review dates, maintenance and cleaning records, test and monitoring results, occupant communication and proof that issues found were fixed. We keep them in Effivity from the first workshop, so the file grows as the work is done.

Effivity · ISO and GRC software, included in every engagement
How Effivity helps you run, automate and simplify your WELL work.
Every Sterling WELL engagement includes Effivity, the ISO and GRC automation platform built by the Sterling group and used in 50+ countries. Your consultant configures the workspace within the agreed scope, so documents, risks, audits, nonconformities, training records, supplier and contractor checks and management review live in one place, the system runs in daily work and the reviewer reviews a live system rather than a binder. Sterling consulting clients get their Effivity subscription included with the engagement, at no additional cost.

Context, scope and interested parties
The scope, the issues that matter and the interested parties behind your WELL work sit in one register and are reviewed on a schedule, so the context stays current instead of being rewritten before each review.
Policy, roles and objectives
Commitments, responsibilities and objectives with their measures, owners and dates live where the people who own them work; progress is reported from the system, not from a separate spreadsheet.
Risks and opportunities
A risk and opportunity register with owners, actions and review dates; treatments tracked to closure and brought to management review automatically.
Competence, awareness and documented information
Training and competence records for every person, linked to Sterling Academy; documents with versions, approvals and distribution, so the current version is the only one in use.
Operational controls, suppliers and contractors
The controls your WELL work depends on, with supplier and contractor checks, inspections and maintenance, each with its record created as the work is done.
Monitoring, internal audit and management review
Audit programmes, findings and follow-up; indicators on live dashboards; a management review that records its inputs, decisions and actions.
Nonconformity and corrective action
Raised, investigated and closed with root cause and the evidence that the action worked; recurring issues visible to management before they become a finding.
Your own processes, forms and reports
Forms, fields, workflows and reports adapted to how you work, without code; legal and customer requirements tracked to the processes they affect.
What this means at the review
When IWBI asks for a policy, a test result or proof that a maintenance task was done, each is a record in Effivity with a date, an owner and the evidence attached. After the award, the same workspace keeps the records current.

The Sterling Promise
What our WELL success guarantee means
We stay with you until your agreed WELL outcome is achieved, supporting implementation, preparation and the resolution of findings. Clear explanations, practical delivery, included software and employee learning turn the investment into lasting capability rather than a certificate on a wall.
The engagement identifies the rating, scope, outcome and responsibilities. Your organisation supplies accurate information and puts the agreed policies into use. IWBI reviews the project and retains its certification decision. Our commitment concerns the agreed support, not a promise of any particular score or future tenant decision.
FAQs
Frequently asked questions about WELL
Does Sterling award WELL Certification?
No. WELL Certification is awarded by the International WELL Building Institute. Sterling prepares your policies, evidence and team for IWBI's review and supports you through it.
Can an existing building pursue WELL?
Yes, WELL is written for the operation of buildings and spaces as well as their design. For an existing building, operating policies and records usually carry more weight than construction documents, so the gap review starts there.
