LEED / BREEAM / Estidama / Mostadam · Green building rating

Green building rating certification support for LEED, BREEAM, Estidama and Mostadam projects.

A green building rating is won or lost on evidence gathered across design, construction and operation, and Sterling's expert and experienced consultants help your teams put the management controls and records in place that the scheme's assessors review. We help our clients put it into practice and prove it.

  • Fixed scope, one proposal: consulting, Effivity software and Sterling Academy access in one proposal
  • A team of expert and experienced consultants in environmental and energy management since 2003

What it is

What are LEED, BREEAM, Estidama and Mostadam?

They are green building rating systems, each owned by a different organisation. LEED is the rating system of the U.S. Green Building Council (USGBC), which has published LEED v5 with rating systems for building design and construction and for operations and maintenance. BREEAM is the sustainability assessment and certification method of BRE, delivered through licensed assessors and verifiers. Estidama's Pearl Rating System is published by the Department of Municipalities and Transport in Abu Dhabi, with building, villa and community rating systems. Mostadam is the Sustainable Building programme of Saudi Arabia's Ministry of Municipalities and Housing, which offers sustainability assessment services.

Each scheme sets its own categories, credits and evidence rules, and each issues its own rating.

Versions. Scheme versions change: USGBC has published LEED v5, BREEAM publishes technical manuals by scheme and version, and Estidama's Pearl rating systems carry version numbers. Always register and design to the version the scheme owner currently accepts.

Who it is for

Who asks for a green building rating?

The rating is usually set by the owner, the authority or the tenant. Organisations come to Sterling from three starting points:

  • Developers and owners. Projects that target a rating for investors, tenants or authority approval, and need the evidence to arrive on time.
  • Contractors. Site teams responsible for construction-phase credits such as waste, energy, water and environmental controls.
  • Facility and operations teams. Buildings in use seeking an operations rating or recertification, where metering and records decide the result.

The benefit is a rating secured with less last-minute evidence chasing, and a building run the way it was designed.

Requirements

What does a green building rating require?

Each scheme's credit structure is not listed because we have not verified it from the owners' summaries; the list shows what Sterling's support covers.

  • Scheme and target: the scheme, version and target rating agreed with the owner, assessor and design team
  • Evidence management: who produces each piece of evidence, by when, across design and construction
  • Construction-phase controls: site environmental management, waste, water and energy records, run to ISO 14001 practice
  • Energy and water management: metering, monitoring and performance review, aligned with ISO 50001 where it helps
  • Operations and recertification: maintenance, monitoring and records that keep a building's rating current
  • Training: site, design and facility teams who know what the scheme needs from them

What does useful green building evidence look like?

An evidence tracker with owners and dates, site environmental inspection records, waste and energy logs, metering data, commissioning and maintenance records and training records. We keep these in Effivity so the assessor receives complete, dated evidence rather than a folder assembled at the end.

Your engagement

What your green building engagement includes

The route is certification by each scheme's owner, through its own assessors or professionals. Sterling does not rate, certify or act as the scheme's assessor; we work alongside your appointed assessor or accredited professional on the management controls and evidence.

  • Scope and gap assessment

What the chosen scheme requires of your organisation and what is missing, with a plan and owners.

  • Controls and procedures

Site and operations procedures for the credits your teams deliver, linked to ISO 14001 and ISO 50001 where useful.

  • Effivity ISO & GRC software

Evidence, inspections and actions in one workspace, included with the engagement at no additional cost.

  • Training and internal review

Awareness for site and facility teams and a review of evidence before submission.

Ratings and certification decisions remain with each scheme owner and its assessors.

How Sterling implements ISO and GRC standards

Effivity · ISO and GRC software, included in every engagement

How Effivity helps you run, automate and simplify green building evidence.

Every Sterling green building engagement includes Effivity, the ISO and GRC automation platform built by the Sterling group and used in 50+ countries. Your consultant sets up the workspace within the agreed scope, so evidence, inspections, energy and water data, training and actions sit together and the project's rating evidence builds up as work is done. Sterling consulting clients get their Effivity subscription included with the engagement, at no additional cost.

What this means at assessment

The assessor asks for dated, complete evidence for each credit. In Effivity each item is a record with an owner, date and attachment. After the rating, Sustain™ runs in the same workspace, so operations and recertification evidence keeps building.

Why Sterling

Why choose Sterling for LEED, BREEAM, Estidama and Mostadam?

FAQs

Frequently asked questions about LEED, BREEAM, Estidama and Mostadam

Which green building rating do we need in the UAE or Saudi Arabia?

It depends on the authority, the owner and the tenant. Estidama's Pearl Rating System is published by Abu Dhabi's Department of Municipalities and Transport, Mostadam is Saudi Arabia's Sustainable Building programme, and international owners often choose LEED or BREEAM; confirm the requirement with the authority and your client.

Does Sterling issue LEED or BREEAM certification?

No. LEED ratings come through USGBC, BREEAM certification through BRE and its licensed assessors, and Estidama and Mostadam through their programme owners. Sterling supports the controls and evidence.

Can ISO 14001 or ISO 50001 help with a green building rating?

Yes, as a way of running the work. They are management system standards, not ratings, but they give site and facility teams the procedures, monitoring and records that rating evidence depends on.
