In short

ISO 50001 certification in Boston at a glance

Owners of larger Boston buildings now report their energy and water use to the City every year. ISO 50001 is the management discipline that sits behind such numbers: an energy review, significant energy uses, a baseline, performance indicators, objectives and regular review. Hospitals and laboratories, with heavy mechanical loads, gain the most. Sterling's New York office builds the system with building engineers, tracks actions in Effivity and prepares the audit by an accredited certification body. Local questions follow.

Requirements

What ISO 50001 requires

Strip away the vocabulary and ISO 50001 requires a company to prove six things about how it manages and improves energy performance.

You know where the energy goesAn energy review shows how energy is used and consumed and identifies the areas of significant energy use.
Baselines and indicators are setEnergy performance is measured against a baseline using indicators that suit your operations.
Leadership commits to improvementTop management sets an energy policy, objectives and targets, and appoints a team with authority to act.
Significant uses are controlledOperation, maintenance and design affecting significant energy uses follow defined criteria, and energy is considered in purchasing.
Data is collected and checkedEnergy data is planned, measured and analysed so that improvement can be demonstrated rather than assumed.
Performance actually improvesAction plans are delivered, results are evaluated, and the system is audited and reviewed so energy performance keeps improving.

ISO 50001 in Boston: questions clients ask

How does ISO 50001 relate to BERDO reporting?

BERDO asks covered owners to report annual energy and water use, have it verified and keep emissions below a limit. ISO 50001 does not replace those filings, but its energy review, baseline and monitoring give an owner reliable data and a plan for reductions.

Which Boston properties are covered by BERDO?

Residential buildings of 15 or more units, non-residential buildings of 20,000 square feet or larger, and tax parcels with multiple buildings that together reach those thresholds. The City publishes a covered-buildings list, and owners should confirm their status with the Environment Department.
